Steven B. Cheung understands that this is an emotional experience. He’s seen an industry that has trended up and down and up again. As a result, he’s developed the analytical skills to help you make the smartest decision when buying or selling your home. With 35 years of insight into real estate, he will be passionate about what you want, but unsentimental about what you need.
He has recognized how this can be a complex process, and so he has built a support team that can bring whatever talents may be required. For example, maybe you need a contractor to take on a renovation to improve your home’s value. Perhaps you’re downsizing and want help with decluttering or with cleaning. Maybe you need a mortgage broker to assist you with your financing, or need legal services to help sort out a title issue—Steven’s full-service approach to real estate means that he has found solutions to these problems in the past, and he can help you with whatever might come up.
He identified three central principles to guide his work: Honesty, Integrity, and Credibility. As a result, he has the Fellow of the Real Estate Institute (FRI) designation, which abides by the Code of Professional Standards through The Real Estate Institute of Canada (REIC), an organization dedicated to advancing professionalism in the real estate industry. As a Fellow, Steven has met nationally-recognized standards for his business and ethics. Steven is here to sell your house, not to just list it—and if he is not the best fit for that sale, he will let you know.
Steven made the step up from agent to broker in only 18 months because he is dedicated to bringing a breadth of skills to his work on your behalf. He is accredited in marketing techniques as a Seller Representative Specialist (SRS), procurement services as an Accredited Buyer’s Representative (ABR), and negotiating skills as a Master Certified Negotiations Expert (MCNE).
He has also studied the specialized needs of senior home buyers and sellers as a Seniors Real Estate Specialist (SRES), and connected home technology opportunities as a Smart Home-certified professional.
He works with investors in analyzing both Net Income, Cap Rates and Cashflow. By using his analysis, he is able to help investors make decisions on investment properties such as Resort and Second-Home properties. He has attained his Resort & Second-Home Specialist (RSPS) designation.
He continues to further his education for buyers and sellers focused on specialty markets. He has completed Coldwell Banker Global Luxury-certified, Certified Commercial Investment Member (CCIM) and a Certified International Property Specialist (CIPS) course and is working on his designations.
He takes pride that his work has been recognized with the annual Ultimate Service Awards from Coldwell Banker in 2018, and has been part of their International Diamond Society since 2019, recognizing the Top 15% of their worldwide sales.
He currently resides in Aurora and has lived in York Region since 1989. He is married with two sons and has volunteered as a hockey, soccer, and lacrosse coach. In addition, he is a convenor with the York Curling Club, and his other hobbies include skiing, boating, snowmobiling, pickleball, cottaging, and travelling.
